Asset valuation is a task frequently encountered by lawyers in both litigation and non-litigation matters. A thorough understanding and accurate application of asset valuation knowledge enables lawyers to provide clients with higher-quality legal services and better handle various legal affairs. To enhance the professional capabilities and service levels of our firm's lawyers in asset valuation, Hangzhou Tianxin Law Firm invited two senior appraisers from Zhejiang Zhongheng Real Estate and Land Asset Appraisal Consulting Company, Mei Senrong and Liang Xiaorong, to conduct a specialized training session on "Practical Operations in Asset Valuation" for all lawyers of the firm. This lecture was organized by the firm's Business Guidance Committee and hosted by the firm's Bankruptcy Restructuring and Liquidation Business Committee.
Ms. Mei Senrong introduced ten aspects of asset valuation, including the purpose of the valuation, the object of valuation, the scope of valuation, the type of value, and the valuation base date, explaining the interaction between the valuation institution and the client, the conduct of valuation work, and the content of the valuation report. Ms. Mei also highlighted key considerations in real estate and intangible asset valuations.
Ms. Liang Xiaofang introduced four valuation methods: market approach, income approach, cost approach, and hypothetical development method, detailing how different methods yield different valuation results. She also provided an in-depth analysis of real estate valuation for bankrupt companies.
Following the presentations by the two speakers, participating lawyers engaged in in-depth discussions and exchanges with them on valuation issues encountered in their daily work, expressing their significant gains from the training. This training enhanced our firm's lawyers' professional capabilities in asset valuation, allowing Hangzhou Tianxin Law Firm to provide clients with even better professional legal services.
